Two weekends ago Darryl and I drove out to my parents house in the interior after we realized that they needed better photos to sell their home.  This is the 4th Home that my Dad has built since 1998, and it’s also the largest one for sure.  The home features 4 bedrooms, 3 full baths, a large garage and work shop, two laundry areas, a huge great space and so many other many great qualities about this home. My Dad is an amazing builder and they have both worked so hard together to finish off this last home. Plans for real retirement are in the future, and selling this home is the last step to make that a reality.

Today I thought that I would feature some of the shots that Darryl took for them and they were super happy with the shots. The  lot that their home is built on faces the Shuswap lake and the house sits on the mountain side. I personally would like to drink my morning coffee on their deck every morning. Such a hardship that would be, and I’ll show you the view a little later in the post.

Here are some of the before shots and I will also walk you through the after shots as well and discuss what I changed along the way.

I wanted to really keep this part of the home clean, and uncluttered. This is a staging photo, not a magazine shot photo. There is no need for extra stuff at the door. I made up a really big colorful arrangement from flowers I found from their property, and I think It gives just the right amount of colour without being over powering. When new clients are brought through these doors with realtors, they will see all the amazing tile work, as well as how spacious it really is!

This space needed updating, and updated it now is!  Now the room shows beautifully and it has a relaxing, classic feel to the room. The room has no clutter, and gives the any future clients visually options to add other items to the space. Possibly an upholstered bench at the end of the bed, or chair in the corner to create a reading area?  The ideas are really endless. The photo also shows that  a quiet oasis is just steps away in the master ensuite bathroom.

This is a stunning bathroom now. The east facing window streams in so much light and brightens up this space so much. The Cabinets were darkened as you can see, and the whole space is united a bit better.  This bathroom is now timeless, classic, and deserves some applauses!!!  Great job on this bathroom Mom and Dad, it is stunning!  Also I really like that there is no glass to clean in the shower stall that was built.

The whole space is obviously brightened  through natural light. The windows are very large in this space and in this photo it shows that. The table is inviting and is just begging for family and friends to sit around it . I chose the art piece over in the corner to bring all the colors on the main floor together, but mostly to draw the eye towards the window outwards to the amazing view.

Kitchen:

The kitchen is lightened up and I think shows the best out of all the rooms. The kitchen was designed really well with the triangle mode in place.  From every station that you work in, you are only a few steps away from what you need out of the cabinets, to place something in the sink, or cooking at the stove.  Entertaining would be so easy in this kitchen, and a privilege.

I moved the furniture around to create better flow as well as to create a focal point when you walk in the room.  No more looking over sofas, and now you can see the view, the coffee table, as well a new arrangement of pillows. There is so much room for guests and friends to walk around on this main space whether it be mingling at parties, or Future Christmas diners.

This home shows really well day and night. It now looks so inviting to drive up to and the lot that the house sits on has a grand drive way. All the gardening is kept simple with bits of color here and there. Most importantly there is plenty of room for out-of-town guests or whenever  friends call.

 I personally like the night shot the best. Which is your favorite?

    Subtle decor changes have really helped things out!    I think some people tend to be resistant to changing decor for the purposes of staging  and selling their home.  Whether it is removing some photos/paintings, or simply re-arranging the furniture as you’ve done can really impact how a place feels.

    Professional photos are VERY important when selling a home.  A real-estate agent I have used a few times in Calgary uses a professional photographer as a part of his services to showcase the home.  The idea is to get as many people through the home as possible.  People will judge your home from an ad, and may feel the place looks ‘too small’ or ‘unorganized/cluttery’ just based upon some bad photographs.  Better to have potential buyers THROUGH the home and decide it is not for them, than not show up at all… judging the place entirely on some terrible photographs.

    The home looks much more inviting with all your decor changes.  Better lighting, wider angles in the new photographs really help to display the true atmosphere of the home. Great jobs both of you!

      It’s so true how much a simple change and a photographer who knows what they’re doing can really change a place!. Not only that, but the colours (paint, floors, carpets) seem so much more fresh… and I LOVE the night shot! Very professional. They’re guaranteed to get more foot traffic now!

    Good job Jodi! Fingers crossed it sells. My parents and my sister sold their homes in the same week! I helped both with their staging {somewhat remotely} With my sister’s place, we hung up drapes, artwork and they got rid of “stuff”. The seller even wanted the wall of Billy bookcases I helped my sister buy and build!
    I think you had it nailed on the head – edit and arrange to highlight the space and what is can look like at it’s best!

      Darryl and I both do staging as a part of our services. I  just don’t necessarily advertise that it’s one of my services. I love seeing how a space can be transformed just through some simple pieces and color.

    Wow! I love the before/after contrasting shots! You guys did a sweet job making the bathroom look SO much bigger than in the first pic!! Great job guys! Hope it sells fast!

    I’m really curious about the bathroom cabinets. What color was it restained to?

      Hi Laurie, the product (it is actually a spray paint, not a stain) is made by Rustoleum spray paints from their metallic line. The color is “oil rubbed bronze”. Happy painting!
