Hi all, last week I shared some of my top ways to sell your home right the first time. You can get caught up here if you wish to read up on all the details!

Here’s the overview:

1. Have your home make a good impression.

2. Start packing sooner than later. Clear out any personal photos, memorabilia, etc.

3. Lightening up!

4. Keep it Clean.

5. Create rooms with Purpose.

These are the top 5 things that I think are mandatory for any home sale. I reviewed everything from making sure your front door looks good to how clean your bathroom really is.  These are by far the greatest and most important things that MUST be done if you want to sell your home as fast as you can.  If you want to take it up a notch then I’ve got some really great ideas to make the future home owners oooh and ahhhh.. over your home.

Most new home owner shoppers can’t really visualize living in the space untill you find ways that I say ” give them a nudge” in the visual or right direction.

1. Create the over all feeling that YOUR  HOME  is meant to entertain and to be enjoyed by friends and family. 

 

This can be as simply as setting an inviting table so that future buyers can envision themselves around the table with their family and friends.  Do you have a Den or basement that just cries out,” it’s movie time!”. Set the stage by setting out popcorn, games or cards.  Give the impression that this room is a great place to hang out!

 

2. Give future buyers a sense that this home is well taken Care of and maintained.  Clean is Best!

This is a very important rule to follow when selling your home. Doing a really Deep clean (or hiring a cleaning company) before your home goes on the market and then maintaining through showings is so important.  Dirt is really distracting to home buyers. If your home does not appear  to be well taken care of cleanliness wise, will they wonder what else hasn’t been taken care of?  Take a chunk each day to go through each room to clean everything from the walls down to all the backboards.  The cleaning will pay off in the end.

It’s okay to leave out pretty cleaning bottles, and towels in a basket.  By doing this it shows that the cleaning tools and  products have been put to use and they should for a clean home to happen!

 

3. Style it up!

 

Create the little details like an abundance of soaps by the tub, plush towels, and fresh flowers in the bathroom. Fresh flowers by the night tables if you can pull it off  are a really nice touch.  It all depends on who you are marketing your home to. If the market and home is going to be sold to a family that includes Husband and Wife then look at styling the Mens side of the bed with some books stacked  or an attractive clock. Style the womans side of the bed with a jewelery box or jewelery, etc.  It all depends, but use what you have and fun with the whole process!

 

 

Summer is a great time to spend time outside on your patio, so show just that. Have a pitcher of Ice Tea just waiting to be taken in on your deck or patio if you have one.  If you don’t,  then don’t sweat it!

Bright colours are perfect to bring any kitchen to life!  After you have cleared your kitchen counters replace some of the unwanted stuff with a nice bowl containing lots of bright green apples, or a big bowl of lemons.  Apples are cheaper and more affordable than lots of lemons, so choose what’s the best option for you.  Either way keep it simple, but add lots of them! More is better in this case.

 

There are endless ideas that I could mention with regards to bringing your home to life with some of these simple tricks and ideas.  With a little creativity, some props you can turn just about any space into a room that any future home owner could only dream about owning.

    Oh how I’ve missed Simply Inspired Home. Lately I have only been able to drop in and see what’s up, but today I had a chance to really read this post. Love it. The photos in this post are beautiful. And you are right on with your tips. Recently, when we put our home up for lease one couple commented on some scratches on the floor trim by the back door where our dogs came in and out. We hardly even noticed it, but you are right… for folks that are looking, the little things matter.
